New Guidelines for Building regularization in Chennai

The recent rule set by Madras High court has put several building violators in trouble. Builders who have violated the construction rules while building homes are said as building violators. The state government has appointed a group of members to find out structures that have violated the rules and regulations. Suddenly, the government started working at full fledge towards this announcement since a new set of guidelines were introduced earlier on June, 2014 by the government which stated clearly to take actions against unauthorized buildings.


As soon as the government announced about the serious action against unauthorized buildings, many builders and owners started rushing to apply for regularization. But, still the government is figuring out many projects in the similar case. Agencies like CMDA, country planning corporations and municipalities, Chennai Corporations etc have started to charge penalty fee for unauthorized Chennai apartments. At present, this action has been stopped since the officials are waiting for the permission of HC. Though, the high court gives permission, the officials are sure to wait a while and see the final outcome before taking up the demolition task.

Due to this, the owners of banned properties are experiencing the heat in the city. When the government introduced the scheme in October, 2012, only 14 owners were there to apply for regularizations. This showed that other owners were never care about the law. In the fourteen applications also, around 2 applications were sanctioned since remaining 12 were completely violated buildings, said the officials. But, the present guideline has invited many owners since it is too strong against the rules and regulations. Recently, the court released two orders, one is checking out the norms like car parking, setback area, floor space while the other is measuring the area of square feet. Those who disobey the rules will be hardy penalized against the law.
This time, the government is very strict towards the rules, so they have decided to deal the owners with iron hand that means no date will be extended than the final date. The similar theory has been used by the government so it is not ready to extend the due date for buildings constructed till 2001. The penalty for violation would be heavy with either fee of higher amount or demolition of the building. Along with this, the government also banned raising high-rise buildings in standard layouts and just allowed construction of multistory projects around the stretch of 1 acre or above.
